1. Introduction

Welcome to Keja Chap Chap, a dedicated platform operated by HouseHunt Ventures and Digital Solutions. These Terms of Service govern your access to and use of our website, mobile application, and related househunting services. By accessing or using Keja Chap Chap, you agree to be bound by these Terms.

2. Eligibility

By using our platform, you confirm that you are at least 18 years old and possess the legal capacity to enter into binding agreements. You agree to provide true, accurate, and current information when using our forms or submitting inquiries.

3. Nature of Service

Keja Chap Chap specializes in connecting students and budget seekers with properties (mostly bedsitters and 1-bedrooms) that are strictly capped under 20,000 KES in Nairobi and other locations in Kenya. We act as an intermediary search directory and scout service. Unless explicitly stated, we do not participate in lease signings or collect rent payments.

4. Scout Verification and Services

We deploy field scouts to verify properties requested by users. This verification is visual and current as of the date of search. It does not constitute a legal title search, structural audit, or guarantee of future property conditions. Users are advised to inspect properties prior to committing financially.

5. Payments, Fees and Refund Policy

Keja Chap Chap charges fees for specific value-added househunting services:

• Scouting Fee (KES 700): Paid separately to initiate a property search. This covers the scout's logistics, transport, and live video tour costs.
• Success Fee (KES 1,500): Paid separately once a property is chosen. This covers final verification, lease coordination, and landlord connection.
• Service Bundle (KES 1,800): An all-in-one package combining both scouting and move-in service fees at a discounted rate, saving KES 400. Once paid, the client is fully covered for the remainder of their search without any additional fee requirements.
• Non-Refundable Policy: Scouting fees, Success fees, and Service Bundle packages are non-refundable once paid, as they are immediately applied to cover logistics, transport, and professional scouting labor costs.
• Exceptions & Refund Processing: While fees remain strictly non-refundable, Keja Chap Chap reserves the right to issue refunds at its sole discretion in exceptional circumstances. If an exceptional refund is approved, processing will take up to 5 business days, depending on the payment gateway and the user's bank.
• Discretionary 24-Hour Refund Window: Refunds for househunting requests submitted within 24 hours of payment, where cancellation is requested before any allocation of resources or scout dispatch has occurred, may qualify for a refund of up to 85% of the total amount paid (with the remaining 15% retained to cover transaction gateway fees and administrative overhead). Approved refunds are processed within 5 business days.
• Commitment of Service: While non-refundable, our team and verified scouts will exert their best efforts to fulfill every request successfully and ensure you find the perfect property.

6. Limitation of Liability

To the maximum extent permitted by law, Keja Chap Chap and HouseHunt Ventures and Digital Solutions shall not be liable for any loss of funds, rental deposits, or disputes arising between tenants and landlords. All listings are provided "as is" and without express or implied warranty.

7. Governing Law

These terms are governed by and construed in accordance with the Laws of the Republic of Kenya. Any disputes shall fall under the exclusive jurisdiction of the Kenyan courts.
